Asphalt is asphalt, but a driveway and a parking lot are not the same maintenance problem. The basic chemistry of sealcoating and crack filling applies to both, but the scale, the traffic load, the compliance requirements, and the logistics of scheduling work without disrupting operations are all meaningfully different. Understanding where those differences lie helps you make better decisions about what your property actually needs.
Traffic load and what it does to pavement
The most fundamental difference between residential and commercial pavement is what rolls across it. A residential driveway sees one to four passenger vehicles per day — maybe more in a large household. A commercial parking lot sees dozens or hundreds of vehicles, including delivery trucks, service vehicles, and occasionally heavy equipment.
Vehicle weight has a compounding effect on pavement stress. A delivery truck doesn't just weigh more than a sedan — it applies significantly more stress per axle, and that stress is what accelerates the breakdown of asphalt binder and sub-base. A lot that regularly handles heavy delivery traffic will deteriorate faster than one that sees only passenger vehicles, and the maintenance schedule needs to reflect that.
Turning areas are particularly vulnerable in both residential and commercial contexts — the lateral force of steering while nearly stationary creates more stress on the pavement surface than straight-line driving. For commercial lots, entrances, drive-through lanes, and areas near loading docks typically show wear first and may need attention before the rest of the lot.
ADA compliance and line striping for commercial properties
For commercial properties, parking lot maintenance is not just about pavement longevity — it's also a compliance matter. ADA requirements govern parking lot layout, specifically the number, location, dimensions, and marking of accessible parking spaces, access aisles, and the painted lines and symbols that define them.
After sealcoating, all line striping must be repainted — the sealer covers existing markings completely. This is the right time to verify that current markings meet ADA standards, because restriping gives you a clean slate. A parking lot that doesn't comply with ADA marking requirements creates real liability exposure, and the cost of getting it right at restriping time is a fraction of what a complaint or enforcement action costs.
Residential driveways don't have line striping requirements — though some homeowners do choose to have lines painted for multi-car households. The absence of compliance obligations makes residential work more straightforward from a logistics standpoint.
Scheduling: keeping a business running vs. a driveway empty
Sealcoating requires the surface to be closed while the material is applied and curing — 24 hours before foot traffic, 48 hours before vehicle traffic. For a residential driveway, this is a scheduling inconvenience. For a commercial property, it can be a meaningful disruption to operations.
Commercial sealcoating jobs are typically scheduled to minimize operational impact — overnight, on weekends, in sections that allow partial lot access, or during a business's slower season. A lot doesn't have to be fully closed if it can be phased: seal one half while the other half remains accessible, return to finish the second half once the first has cured.
For a residential driveway, the only real scheduling consideration is weather (dry conditions above 50°F, no rain forecast for 24 hours) and having somewhere to park for two days. Residential jobs are flexible on timing in a way that commercial jobs, with business hours and customer traffic, often aren't.
Application method: hand-brush vs. spray
This is one of the clearest practical differences between residential and commercial work.
For most residential driveways, hand-brushing is the correct application method. A brush works the sealer into the surface texture and micro-pores of the asphalt rather than simply laying material on top. The result is better adhesion, deeper penetration, and a longer-lasting seal. It's more labor-intensive, but for a surface measured in hundreds of square feet, that labor is appropriate.
For a commercial parking lot measured in thousands of square feet, hand-brushing the entire surface is impractical. Spray application covers large areas consistently and efficiently at the correct dilution rate. The trade-off — slightly less surface penetration — is acceptable at commercial scale when offset by proper product specification and application thickness.
Very long residential driveways — long enough that hand-brushing the full surface isn't practical — are the one residential exception where spray may be used. But for a standard 2-car or 3-car driveway, hand-brush is the right call.
Products and specifications
Commercial lots, especially those with high traffic volume or heavy vehicle use, sometimes call for a higher-specification sealer formulation — a higher solids content, a different aggregate mix, or an additive for enhanced durability. The goal is a surface that holds up under more abuse for longer before the next maintenance cycle.
Residential driveways don't require the same specification, and the cost difference between a standard residential sealer and a high-spec commercial formulation is significant enough that upselling a homeowner to a commercial-grade product they don't need is a red flag, not a value-add.
The common ground
Despite the differences, the fundamentals of good maintenance practice apply to both: crack filling before sealing, proper surface preparation, a two-coat application, correct product at correct dilution, and a maintenance cycle calibrated to actual wear rate rather than an arbitrary calendar. Whether it's your driveway or your parking lot, shortcuts in prep produce the same eventual outcome — a seal that fails prematurely and leaves you paying for more work sooner.
