Why It Matters
Your Driveway Is an Investment Worth Protecting
A new asphalt driveway costs several thousand dollars. Without maintenance, UV rays break down the binder that holds asphalt together, surface oxidation causes it to fade and become brittle, and every winter's freeze-thaw cycle pushes water deeper into existing cracks — widening them from the inside out. Within 5–7 years of installation, an unprotected driveway can go from routine maintenance to needing a full resurface.
Sealcoating is a protective barrier that slows all of this. It reflects UV rays, repels water and oil, and restores the dense, dark surface that keeps water from penetrating. It doesn't repair damage — that's what crack filling is for — but it dramatically slows the rate of new damage from forming. Done on a regular 2–3 year cycle, it's the single most cost-effective thing you can do to extend the life of your driveway.
Beyond function, a freshly sealed driveway improves curb appeal significantly. It's one of the first things visitors and buyers notice. We hand-brush every driveway using premium-grade sealer — not the watered-down products available at hardware stores. Hand-brushing works the material directly into the surface for coverage that squeegee or spray equipment can't match. We only spray very long residential driveways, where hand-brushing isn't practical.

What's Included in Every Residential Job
Full Surface Inspection
We walk the entire driveway and note every crack, spall, and oil spot before we price or start the job.
Edge & Debris Cleanup
Blowers clear loose debris from the surface; edges are trimmed so sealer doesn't bleed onto curbs, grass, or garage floors.
Premium Hand-Brushed Application
We hand-brush premium-grade sealer directly into the surface — working it in for coverage that squeegee or spray equipment can't match. We only spray unusually long driveways where hand-brushing isn't practical.
Cure Time & Cleanup
We mark the driveway and advise staying off on foot for 24 hours and keeping vehicles off for 48 hours. Equipment and materials leave with us.
Optional Add-Ons
Oil Spot Treatment
Oil and fuel stains are primed with a bonding agent before sealer is applied. Without this step, sealer will peel off oil-contaminated areas within a season. Recommended for any driveway with visible staining.
Rubberized Crack Filling
Active, non-spider cracks are dug out by hand, then filled with hot rubberized sealant before sealing. This is the correct sequence — sealer cannot substitute for crack filling. Ask us during your estimate if crack filling is recommended for your driveway.
